10 Real Estate Photography Tips to Sell Your Home

How ready are you to sell your home? There’s a lot that goes into preparing your house

to go on the market, including the way you photograph your house to draw in potential

buyers.

  • Wash your blinds line by line

  • Dust high and low

  • Wash all of your windows inside and out

We live in a digital age and your potential buyers’ first impression of your home will

likely be through the images posted online.

You want your pictures to convey to your potential buyer that they’re buying

something of high quality. You also want your viewers to fall in love at first sight.

Your pictures should tell a story and create a drive for the buyer to desire to see more.

Your images should show off all of your home’s best features, including your favorite

aspects.

A picture says a thousand words. And that first impression of your home will make the

difference in selling quickly or sitting on the market for months.

10 Steps to Get Your Home Ready for Photos

Before your photographer arrives, here are 10 things you can do to ensure you get the

full benefit of hiring a professional photographer.

1. You want to make sure your front and back yard are mowed, edged and tidy.

You do not want anything to make your yard look messy or cluttered. Put away

anything that is not necessary to be out, including the trash can.

2. De-clutter your home. You want your house to feel spacious and inviting. I

recommend buying some nice totes and labeling tape. Then go through each

room, putting anything you don’t need to live with inside those totes. Less is best

for clean photos!

3. Take down your picture frames. When your potential buyer walks into your

home, you want them to be able to envision themselves living there.

4. Have your floors professionally cleaned.

5. Hire a professional housekeeper to clean your entire house.

6. On the day we take your photographs, (and for house showings), you want to

tuck away anything on your kitchen countertops, towels, soap, appliances, and

trash cans.

7. You also need to put away anything on your countertops in your bathroom,

except hand soap and a hand towel, (leave that out in case someone needs to

use the facilities). Don’t forget to put away toothbrushes, hairbrushes, hair and

body soap bottles, shavers and any other toiletries.

8. Make sure all your beds are made. I also recommend having nice bedspreads

with matching pillows. This helps pull the bedroom room together and create a

clean, cohesive look.

9. In the bedrooms, I recommend putting away anything of value. You don’t want

people tempted to take your valuables. (I also recommend putting away your

books. Books are like pictures… they can portray a lot about what your interests

and values are. You don’t want your potential buyer to be focused on those

things.)

10. Make sure all toys are picked up and put away.
